Property description:
The farm lies in the valley Tiétar, Avila, about 80 km to the west of Madrid. The area is also called “la Andalucía” because of its mild climate, the mediterranean vegetation and the impressive peaks of the Sierra de Credos. The farm has the form of a rectangle and measures 34.390 m2 (8.5 acres). The property is completely fenced with a 1 m high wall of natural stone and a metal fence on top. An automatic electric entrance gate with video camera opens onto a cobble stone drive way. The grounds consist of large grassed areas and meadows interspersed by many oak and ash trees. There are several buildings on the property: there is the main residence, the stable building with the tack room, a chicken pen, a machine room and the barns for hay and straw. Some buildings are rendered with natural stone, others with colored cement plastering or hand made solid bricks.
The main house is a typical country home where rich wood work has been employed (oak, iroko, nordic pine). The double glazed windows include mosquito nets and the hand-made tiles come from Alicante. On the ground floor is the rustic bright and roomy kitchen (29 m2) with breakfast corner and beamed ceilings. Adjoining is a useful larder (6 m2). There are direct exits from the kitchen to two terraces, one to the east (21 m2) and the other to the south (24 m2). Passing an archway of natural stone lies the elegant dining room and beyond the living room which is the heart of the house with double high ceilings, a marvelous fire place made of natural stone and a wooden gallery (18 m2). A wide glass door with decorative panes leads onto the covered terrace and a large sun terrace. The very comfortable master suite boasts ample built-in cupboards and a jaccuzzi type bath tub in the bathroom. The other wing of the house includes a library (12 m2) and a play/billiard room (27 m2) with open fire place. Further on are the two guest suites (10 m2 and 15 m2) with their respective bathrooms.
The stable building and annexes have a built area of 320 m2 and include: the central stable hall (160 m2), a covered terrace (21 m2), the hay barn (64 m2) and the tack room (72 m2). There are 6 horse boxes of 3 x 4 m, 3 on each side of a wide central corridor. At one end is the horse shower with warm and cold water and at the other end a doorway leads to the tack room. The tack room is a square with double height to allow for a wooden mezzanine which is occasionally used by the guard as sleeping room. There also is a cast iron stove for heating, an American style kitchen and a shower bath with toilet.
For the horses there is a 40 x 50 m paddock and a 20 x 50 m riding arena.
Close to the tack room are the barns for hay and straw. While the hay barn has a structure of stone the straw barn has a semi open metal structure with a roof of insulated roof panels and the grain silo next to it. Finally there is the building housing the burner for the central heating, a 1,000 liter oil tank and the pressure pumps for the water supply. The installations are completed by a walled vegetable and herb garden, the well, the chicken pen and a duck pond.
